The total office stock of A and B grade quality in Bratislava amounts to more than 1.67 million square meters in the first half of 2017. Stock has been increased by delivery of Blumental Phase 1 with 7,200 sqm and two buildings of Zuckermandel project with 27,500 sqm. In H1 2017 two new projects announced start of construction works: Einpark in Petrzalka and Nivy Tower in Ruzinov as a part of new Nivy Station which is currently waiting for final permissions.

All major developers are slowly revealing their plans for upcoming years within the Eurovea & Nivy location where we expect new CBD to be created. This Zone will dominate with fresh new A-grade office space including shopping centres, flats, leisure areas and parks. Taking into account projects in various stages of preparation, Bratislava market could expect delivery of another 700 – 800 thousand sqm of office space during the next 3 – 5 years. From the location perspective most of the delivered space will be situated on both sides of the River Danube including Petrzalka΄s area Lido.

In H1 2017 total take up reached 73,902 sqm which was leased via 145 transactions. In Q1 it was 31,000 sqm followed by Q2 with 43,000 sqm. Overall this represents a drop of 37,2% compared to H1 2016 or a drop of 36,1% compared to H2 2016. Net absorption remains positive with more than 54,000 sqm for H1 2017. On a YoY basis the net absorption reached almost 125,000 sqm.
